Join us for Virtual Business Resource Lunch. Attorney Shellie Rosan of Rosan Law Group will facilitate our program, “When Business Changes: Considerations for Commercial Tenants and Landlords.”
When business goes sideways, should you try to renegotiate your lease? What is the difference between forbearance, deferment and modification? Is now the time to terminate? Or perhaps assign or sublet? What types of considerations affect the decision about how to approach payment difficulties? How does this affect a personal guaranty or limited personal guaranty? Why might a landlord be limited in what they can do for tenants and what should landlords consider when deciding how to approach rent loss?

We will be discussing practical solutions to difficult times from both the tenant and landlord perspective. We will not be discussing legal rights or litigation options but rather what to think about in friendly negotiations between landlords and tenants so kindly limit your questions to the material discussed. This program is not intended to serve as or provide legal advice as every situation is specific and involves numerous other considerations besides those presented in the program.

This presentation will be about commercial leases only. That can mean retail, office, warehouse, and manufacturing type leases. The presentation is not about residential leases or rights of residential landlords and tenants.
Shellie Rosan is a commercial real estate attorney in West Hartford. She specializes in retail (and especially restaurant and medical) leasing, office leasing, real estate acquisitions and dispositions and commercial loans. She practices in West Hartford Center and was formerly senior counsel for several national law firms in their real estate and finance departments. During the last recession, she specialized in debt restructuring and lease restructuring. She has raised her son and multiple dogs in West Hartford. She is a member of the Board of Assessors for the Town of West Hartford and the Real Estate Finance Association. she has served on various business boards, and works with numerous businesses, lenders, commercial property owners and commercial tenants, throughout Connecticut and New York.
